It’s easy to set up a website and advertise rental homes as vacation rental companies are not required to be a licensed entity. Arizona ARS 32-2121 grants a real estate license exemption to conduct rental transactions under 31 days https://www.azleg.gov/ars/32/02121.htm.
Rental transactions longer than 31 days are considered a residential rental and no longer classify as vacation rental stays. These transactions require a company to be state-licensed Real Estate brokerage conforming and abiding by a code of conduct, ethics and held to the highest professional standards. Tweener Homes is the first technology-based real estate brokerage dedicated to helping people in between permanent residences with furnished rentals until their new home is ready, reducing anxiety and uncertainty.

Say goodbye to answering inquiries night and day. Our in-house team responds quickly to every inquiry, answers questions about your property, and confirms bookings 7 days a week. Renter ID/Background verification. We conduct best efforts to verify potential renters identify and background before we will accept a booking reservation on your behalf. Lease agreement-Tweener Homes offers owners and tenants a written lease agreement drafted by a leading AZ real estate attorney. This lease is acknowledged by the landlord and tenant to provide written obligations and responsibilities of both parties to the agreement.
Manage onsite services your way. Tweener Homes gives you a full range of options for managing on-the-ground services, including self-service, continuing to work with the people you already know and trust, or working with one of our vetted local partners. Many Tweener Homes owners have found a home warranty plan as a cost-effective means to avoid home repair expenses and offers coverage whether home is being occupied by renter or the homeowner. 30-day minimum stays- Say goodbye to the vacation renter weekend warriors. How do I know if my property is a fit for Tweener Homes?
Not all homes meet the Tweener Homes Certification process (“Tweenerfied”). We collect a home questionnaire form and will evaluate if home meets the criteria. If not, we will let you know what needs to be done in order to qualify. A few things we require to make your home Tweenerfied:
- Renters must have access to the entire house.
- Home must be fully furnished and equipped that renter only need personal items to enjoy a comfortable living environment for monthly stay.
- Services must be provided. Electric service must be available for a renter to obtain service in their name for A/C bills during summer month rental stays.
Access to home
IIf owner/manager does not plan on personally meeting renter at the time of move-in, a lockbox or keyless entry must be available. For safety and security, we recommend a keyless and programmable door lock. Tweener preferred partners can provide at a one-time low cost
How will you promote my rental?
Naturally, your rental will appear on the Tweener Homes rental website, which is enjoying a rapidly growing reputation as the only site for curated, quality Tweener rentals between 1 and 11 months. Our site is positioned to be THE source for anyone in need of monthly home rental and your rental home will be promoted throughout the real estate, new home builders, other groups and associations, radio ads, social media at no cost to you!
How do you determine pricing for my home?
You determine pricing. You decide how much you want to earn. It's that simple.
How do you handle traveler inquiries?
We’ve eliminated the need for homeowners to be on-call around the clock with our in-house Tweener Team.. They respond quickly and professionally to every inquiry, pitch your property to past guests, and confirm reservations on your behalf. They’re available by phone or email.
How do you screen potential renters?
We know that your home is your home. We only permit verified applicants to stay in your home. That’s why we’ve worked so hard to create a screening process that will help you breathe easy. We primarily deal with real estate agents or home builders who already have background/credit history with their clients if not, we do a full background check. This process is easy for all parties involved and we use modern and most current technology to obtain these reports quickly, and cost-effectively.
How are guest payments handled?
All Tweener Homes bookings are processed using Stripe connect. Guest payments will be released to your designated Stripe connect bank account approximately 48 hours after the move-in date. This is the easiest and safest system for renters and offers you increased protection against fraudulent payments. Tweener Homes homeowners must maintain a merchant account with our payment processing partner, Stripe. Stripe charges a credit card processing fee of 3% on payments made within the United States and 5% for international transactions.
Every payment processor charges a percentage fee for the ability to take credit cards online, and we’ve negotiated the lowest possible rate for our owners.
How do you handle security deposits and property damage?
Tenants pay $99 for a security deposit waiver protection plan in lieu of paying hundreds or thousands of dollars as a security deposit. Owners are protected for up to $3000 in damages per policy plan issued by My Property Protect.
Can I still enjoy my home for personal use?
Of course! You are free to block your Tweener Homes calendar for personal use at any time as long as your property is available during your desired dates. However, if you’re planning to use your home for the majority of the year, our service might not be the best fit for you.
What are your fees?
We have an unprecedentedly low 10% fee, which is only charged when we secure a reservation on your property. There’s no sign-up fee with Tweener Homes and unlike listing companies that merely allow for a home to be listed, we actively and aggressively market our website and company as THE place to go for monthly furnished rental homes. This includes trade shows, sponsorships, personal sales calls, social media, print and radio.
Tweener Homes’s commission-based pricing structure means we only make money when you make money, which keeps us 100% motivated to maximize your rental income. Our owners love the service they receive and the rental income they’re making as a Tweener Homes owner.
How do I get started?
You can get started by visiting Tweenerhomes.com and completing a homeowner questionnaire form which helps us determine if home meets Requirements for Tweener Certification (Tweenerfied”).
You’ll then sign up by agreeing to our terms and conditions, and setting up a merchant account so we can send guest payments directly to your bank account.
Well obtain high quality and recent home pictures or arrange for professional photography. Once we have the photos, we’ll send all your details over to our Marketing team, who will build a professionally optimized listing for your property, complete with your professional photos, a great description, all your property details, and rental rate. We will send you an email to let you know when your property is listed. You then have 24 hours to review and make any changes.
If everything looks good, our team will begin fielding traveler inquiries and booking reservations.
