Tweener Homes Certification Process "Tweenerfied"

Must Have:

  • Lockbox or preferably Keyless programmable entry
  • Living Area-Sofa(s), Television
  • A/C, Heat
  • Water, hot water, garbage pick up, routine pest control, routine landscape services, routine pool services (if applicable
  • Internet
  • Cable or satellite TV service is optional but must be disclosed in the property description
  • Space in closets/dresser drawers (personal items may be stored in containers on the floor)
  • We know this is your home but to make the guest feel 'at home' we do recommend that you remove any personal photos and store any items of value.

Kitchen

  • Working major appliances
  • Coffee maker
  • Pots and pans
  • Cooking utensils i.e. spatulas, measuring cups, etc...
  • Plates, cups, utensils
  • Paper towels, garbage bags, and coffee filters (if needed). Enough to get started. rket.
  • A few cleaning supplies for the first few weeks such as dish detergent, dishwashing detergents, sponge, all-purpose cleaner.

Bedrooms

  • Each bedroom should have beds
  • Bedding should include:
    • Fitted sheets
    • Sheets
    • 2 pillows per guest
    • Pillowcase per pillow being used
    • Comforter per bed
    • Extra blankets
  • There should be a dresser drawer space as well as closet space in each bedroom

Bathrooms

  • Towels:
    • Two bath towels per person should be the minimum
  • Hand towels
  • Most people will bring their own shampoo and soap however it will still be good to have some available
  • Hand soap per bathroom
  • One plunger per toilet
  • A few rolls of toilet per bathroom

General

  • Use of the garage. If there is no garage available, on-site legal parking
  • A home guide with helpful tips on how to navigate home, such as what day is garbage pick up and how does TV remote control work, will be available for tenant use. This will help tenants to "feel at home" and also reduces the number of times an owner may need to be contacted with tenant questions. A Tweener Home guide template is available for this purpose
  • We will need a copy of House rules, if applicable, which will need to be included in the listing property description

Owner Responsibilities

Owner is responsible for making sure they have the appropriate landlord insurance. Supplemental rental homeowner insurance available at [my property protect](https://mypropertyprotect.com)

Owner is responsible for making sure items of value are removed.
