Enjoy beautiful sunset views and coastal bird watching from this newly
completed home located within the Paradise Pointe community. Tucked away
directly overlooking the Nature Preserve, this community allows for a unique
experience where you will catch a glimpse of many bird species such as Roseate
Spoonbills, Whooping Cranes, Pelicans, Egrets, Avocets, Stilts, White Tailed
Hawks ,Ospreys and others.
This home was constructed to take advantage of what the outside offers. A
large deck facing the South West and well placed windows throughout the home
allow for amazing views of the wetlands! The 1st floor of the home includes a
guest room with a queen bed and a full bath. Up the stairs you will find an
open concept living/dining/kitchen. The living boasts a large flat screen TV,
comfortable sofa and chair, and of course the great view through the glass
windows facing the large covered deck and wetlands. The dining table has
seating for 8 and there is additional seating for 4 along the breakfast bar.
The beautiful custom kitchen is well appointed and includes everything you
will need to cook a fabulous dinner for your group.
The master bedroom is located at the rear of the home and has the same
beautiful views the living room does. The space includes a King size bed,
mounted flat screen TV, and an ensuite with custom tiled walk in shower. On
the north side of the home there are two guest rooms separated by a Jack and
Jill style bathroom that includes a double vanity and tub shower combo w/tiled
surround. One room has full over full bunk beds and the other room has a queen
bed. They also both have mounted flat screen TVs.
There is also a nice utility room with washer dryer as well as a half bath for
guest use.
Among the many great things this home has to offer is a top notch outdoor
space. Not only can you comfortably rest inside, but you can also kick back
and relax outside as well on the large covered deck. There are cushioned
lounge chairs, bar stools, and a dining table for those who want to enjoy
their meals in the fresh salt air. There are even pull down shades that still
allow for a view on those days when the sun is at its brightest.
Downstairs there is also a great backyard/hangout area as well where you can
also experience a great time with your friends and family. The downstairs
patio includes a gas grill and gas fire pit for your use. Upstairs there is a
nice covered deck off of the front of the home that is well shaded during the
day and faces the interior of the community. From here you can see the trail
leading to the centrally located water feature and the community pool.
The home is set back on the lot so there is a long driveway with plenty of
parking for up to 8 cars. Street parking is not allowed. Boat parking is
allowed for a maximum of 3 nights. The garage area is for owner use only.
Since this home is located on the bay side of Highway 361, it is not possible
to access the rest of the island with a golf cart. There are no legal golf
cart crossings to get across Highway 361. For your own safety, we do not
recommend attempting to rent a golf cart with this property.
For safety reasons, we recommend only allowing children to sleep on the top
bunks as these have a limited weight capacity. Additionally the fireplace in
the living area is for owner use only. No Smoking is allowed on the property.
Please also note that the Wetland behind the Paradise Pointe houses are part
of the Port Aransas Nature Preserve and no access is allowed.

WHAT IS PROVIDED:
• Kitchens are well equipped with basic cooking needs (dishes, silverware,
pots, pans, coffee maker, microwave and large appliances). Note that food
products such as spices or seasoning are not provided for safety reasons.
• All our properties are supplied with one set of sheets for all beds. Bath
towels are supplied per number of people the house sleeps. We do not provide
beach towels.
• A start up supply of toilet paper, paper towels, trash bags and dish soap
will be provided. After that, the guest is responsible for any additional
needs.
• Suggested items to bring are beach towels, extra paper goods (toilet paper,
facial tissue and paper towels), extra pillows if you wish to sleep with more
than one, coffee filters, spices/seasoning, bathing soap and shampoo, extra
dish soap, extra trash bags, sun tan lotion/sun block and beach gear.
SELF CATERING: All of our properties are self-catering. No maid or towel
service is provided during your stay.
